McLean is the Virginia version of Potomac: bigger lots, longer mainlines, more zones, and a real design question about what to water. We build those systems and we take over the ones that were undersized when the house was new. The seasonal visits matter more on a property this size, especially the blow-out.
Stone fronts, columns, deep porches, mature trees. Low-voltage fixtures set in person after dark. A wash across the elevation, uplights in the trees along the drive, path and step lights where people actually walk. It runs on a fraction of what floodlights would and it looks like a house instead of a car lot.
Patios, outdoor kitchens, and pool surrounds get lighting planned into the build rather than bolted on after. If we are doing the deck or patio, the sprinkler heads and drip lines get moved before the pavers go down.
Kitchens, baths, and finished lower levels. One crew from demolition to paint.
