Colonials and split-levels from the 60s and 70s on wooded lots. Irrigation set for shade and sun, lighting for the trees, and remodeling for the house.
Vienna has some of the best tree cover in Northern Virginia, and that shapes the irrigation. The front lawn in full sun and the back yard under oaks are two different problems. We zone them separately, put the beds on drip, and trim the runtimes at every seasonal visit. Systems that were set once and never touched are the ones we get called about in August.
Uplighting the trees
This is a town where tree uplighting is the whole show. A few low-voltage fixtures at the base of the big oaks, a wash on the front of the house, path lights on the walk. Aimed in person after dark.
The house
Vienna kitchens and baths from the 70s are due. Basements too. We do the indoor work and the decks, patios, and fences out back with one crew.
