A Potomac property is an irrigation project, not a sprinkler job. More zones, a longer mainline, a bigger controller, and a real decision about which parts of the lot get water at all. We have built systems out here on Hunter and Rain Bird since the late nineties. We also take over systems that were sized wrong the first time, which is common.
The driveway is the first thing a visitor sees at night. Low fixtures along it, uplights in the big trees near the house, a wash across the front. Around back, deck and patio lighting so the pool area and the outdoor kitchen get used after dark. Everything is low voltage on a timer, aimed in person.
Spring start-up, a pressure check at the far heads in July, a look at the zones in September, and a full compressed-air blow-out before the first hard freeze. On a system this size, skipping the blow-out is the expensive mistake.
