Bethesda yards tend to be bigger than what we see inside the Beltway, and the plantings are older. That changes the irrigation math. A system that was fine for a new lawn in 2005 is now watering a mature bed of hydrangea and boxwood on the same schedule, and either the beds are drowning or the lawn is dry. We rezone, convert beds to drip, and set the controller so each zone gets what it actually needs.

We wash the elevation, pick out the entry, and uplight the trees that frame the house. Fixtures are placed and aimed on the property after dark, not chosen from a photo.
