Dave and John have been on Silver Spring streets since 1999. Sprinklers, low-voltage lighting, and the kitchens and basements behind the front doors.
Most of the older Silver Spring houses, the brick colonials and cape cods inside the Beltway, were built long before anyone thought about a sprinkler system. When one went in later it was usually a quick job by whoever was doing the lawn that year. That is the system we get called about: a zone that will not open, heads sunk under twenty years of thatch, a controller in the garage that nobody has touched since the last owner. We walk it first. A lot of it can be saved.
Trees, shade, and where the water goes
Silver Spring lots carry big oaks and maples. Under that canopy the lawn behaves differently than the strip out by the curb. We set runtimes zone by zone for that reason, so the shaded back yard is not soaked to keep the front strip green. Drip on the beds under the trees uses less and keeps water off the siding.
Lighting an older house
Brick takes a wash beautifully. A few fixtures set low against a colonial front, a pair of uplights in the specimen trees, and path lights along a walk that turns in the dark. Low voltage, aimed on site, so the light stays on your house and off the neighbour's bedroom window. It runs on roughly a third of what a pair of floodlights would.
Inside the house
The 1940s and 50s kitchens in Silver Spring are small and closed off. Opening one up, redoing a bath, finishing the basement so it stops being storage: that is the indoor half of what we do. Licensed in Maryland, MHIC 105607. Decks and patios out back are the other half.
